About This Spot
Dubai's official, sanctioned kite beach in the Umm Suqeim 1 district off Jumeirah Beach Road, facing the Arabian Gulf with the Burj Al Arab in view. A wide, sandy launch with open water and no upwind obstacles makes it one of the easiest spots in the region to rig and self-launch even on busy days; kitesurfers have right-of-way inside the designated zone. Wind season runs roughly November to March/April, with December–March the sweet spot for the best wind/temperature combo. Wind is mostly thermal NW (cross-onshore), filling in from midday and peaking ~14:30–17:00. Expect light-to-moderate conditions: averages around 10–15 knots, often only 8–14 knots, with maybe 10–20 windy days per month. Plan for big kites (12–14m+ and a foil/light-wind board are wise). Genuine 20–25kt days are rare and concentrated in Jan–Feb. Summer (May–Sept) is hot (40°C+) with thin, unreliable wind. Water is shallow and choppy rather than flat or swelly, tide-independent, and warm (~22°C in winter). The combination of steady cross-onshore wind, gentle chop, and shallow water suits beginners and improvers, plus freeriders and freestylers; it is not a wave or big-air destination. Access: drive in off Jumeirah Street (27A Street) to paid public parking (meter or SMS to 7275). On-site kite schools, gear rental/repair, showers, toilets, food trucks and cafes. Hazards: heavy crowds of swimmers, sunbathers and parasols at the water's edge (20–30+ kites on good days), plus jetskis and occasional fishing nets — stay sharp on launch/landing. Mooring buoys sit offshore, so ride and land back inside the zone. Shells on the sand can cut kites if dragged. Kiting is permitted only in the marked area; rules can change and a permit/membership via a local kite club may be required, so check current regulations before you travel.
